Government / Military Modular Building — what you are buying

The government / military modular building is one of the most requested configurations we quote, and it is also one of the most inconsistently priced across the industry. Suppliers publish a per-square-foot figure, leave out foundation, freight, crane and permitting, and the number a buyer eventually pays lands well above what they planned around. We publish the unit price and the site costs separately so the comparison is honest.

New versus used versus rental

New units carry full warranty, current code compliance and the finish level you specify. Used and refurbished inventory typically runs forty to sixty percent below new, with the trade-off being available configurations rather than condition — a refurbished unit is stripped, inspected, repaired and re-finished, but you take the floor plan that exists. Rental makes sense under roughly eighteen months of use; past that point, cumulative rent generally exceeds purchase price and you own nothing at the end. Run the arithmetic on your actual duration before defaulting to rental because the monthly number feels smaller.

What actually drives the price

Size is the obvious variable, but it is rarely the one that moves a quote the most. Finish level, mechanical capacity, code requirements in your jurisdiction, and site conditions all shift the total more than a few extra square feet. A unit destined for a high-wind coastal county needs impact-rated openings and engineered tie-downs. A unit for a site with no municipal sewer needs a septic system. Neither of those is visible in a per-square-foot figure, which is exactly why we break them out.

Lead time and why it is a range

We quote 30 to 90 days as a production window rather than a delivery date, and the reason is supply and demand. Factory queue depth changes weekly. Material lead times on steel, windows and finish goods have tightened this year and seasonal demand compresses the calendar heading into spring. A slot confirmed today holds at the window we quote. A slot considered for six weeks usually reprices, because the block it was going into has filled.

Every configuration priced

12 x 40 field office (UFC compliant)

At 12 x 40 field office (UFC compliant), expect roughly $96,000 new, $57,600 refurbished, or $2,450 per month on rental. Buyers often size up from here once they see the marginal cost per additional square foot.

12 x 60 admin building

At 12 x 60 admin building, expect roughly $186,000 new, $111,600 refurbished, or $3,850 per month on rental. This configuration balances usable space against freight cost well, which is why it is frequently specified.

Dormitory unit (4-bed)

At Dormitory unit (4-bed), expect roughly $124,000 new, $74,400 refurbished, or $2,950 per month on rental. This size typically clears standard highway transport without special permitting, which keeps freight predictable.

Workforce housing (8-person)

At Workforce housing (8-person), expect roughly $168,000 new, $100,800 refurbished, or $3,900 per month on rental. Availability on this size varies with the production block, so confirm before planning around it.

Emergency shelter (HUD-compliant)

At Emergency shelter (HUD-compliant), expect roughly $142,000 new, $85,200 refurbished, or $3,400 per month on rental. This size typically clears standard highway transport without special permitting, which keeps freight predictable.

Blast-resistant Zone 2 (12 x 40)

At Blast-resistant Zone 2 (12 x 40), expect roughly $167,000 new, or $4,750 per month on rental. Availability on this size varies with the production block, so confirm before planning around it.

Why buy from us

Factory conditions beat weather

A module built indoors never sits in the rain waiting on a framing crew. Lumber does not swell, drywall does not wick moisture, and the schedule does not slip because a storm parked over the site for nine days. That single difference — controlled environment versus open air — is most of why factory-built assemblies test tighter on a blower door than comparable site-built work.

Two schedules running at once

Site-built construction is sequential: permit, then excavate, then frame, then finish. Factory-built runs the site work and the building in parallel. While your foundation is being poured and utilities are being trenched, the structure is already being framed and finished on a production line hundreds of miles away. That overlap is where the calendar savings actually come from, not from anyone working faster.

Inspected more, not less

There is a persistent assumption that factory-built means less oversight. The opposite is true. Modules are inspected at multiple stations during production by third-party agencies, then inspected again on site after the set. A conventional stick-built house typically sees an inspector four to six times total. A modular unit is checked at every stage where a defect could be hidden by the next layer.

Waste that does not become your problem

A production line orders in bulk, cuts to optimized lengths, and recycles offcuts across dozens of units. Site-built framing typically sends fifteen to twenty percent of delivered material to a dumpster you paid to rent and paid again to haul. Lower waste is part of why the per-square-foot number comes in lower, and it is the part nobody puts in the brochure.

Government / Military Modular Building questions

How much does a government / military modular building cost?
New units run $96,000 to $186,000 depending on configuration and finish level. Refurbished inventory typically lands forty to sixty percent below new. Monthly rental is available on most configurations. Foundation, freight, crane and permits are quoted separately because they vary by site.
Do you have used government / military modular building inventory?
Yes, when it exists. Refurbished units are stripped, inspected, repaired and re-finished, and they typically run forty to sixty percent below new. The limitation is configuration rather than condition — you take the floor plan that exists. Tell us your requirement and we will tell you honestly whether used inventory can meet it or whether new is the better answer.
How long until delivery?
Production windows run 30 to 90 days depending on scope and current queue depth. That is a supply-and-demand range that moves with material lead times and how many slots are already committed. The on-site set is typically two to eight hours once the unit arrives.
What does delivery and installation cost?
Freight runs about $7 per loaded mile from the fabrication facility. Crane is included to 100 feet of reach, then priced per foot beyond that. Foundation runs $38 to $52 per square foot depending on type. We quote all of it as separate lines.
Can it be relocated later?
Most of these configurations are designed to be relocatable, which is a genuine advantage over site-built. Skid-mounted and chassis-mounted units move readily. Units set on a permanent foundation can be moved but require disconnection, lifting, transport and a new foundation, so factor that cost if relocation is likely.
Do you sell nationwide?
All 50 states. Freight cost scales with distance, so a unit going to the Northeast or West Coast carries a higher delivery line than one staying in the Southeast. The configurator calculates it from your ZIP.
